SB 268 will allow every homeowner in every town in Montana to rent out both their home AND a backyard dwelling unit on AirBnB or VRBO. STR zoning will effectively be abolished. Under SB 268, there is no requirement that the homeowner be in the home. Our neighborhoods will transform into an ongoing stream of out-of-town guests. Most importantly, this will further burden our shortage of affordable/workforce housing. SB 268 requires cities to allow any existing short-term rentals anywhere in the city to continue operating, regardless of whether an out-of-state corporation owns them.

Dear Montana State Representatives,
I am opposed to SB 268 because it will allow every homeowner in every town in Montana to rent out both their home AND a backyard dwelling unit on AirBnB or VRBO as short-term rentals.
Passing this bill will strip away my city’s and my county’s current local authority for land use decisions by removing their ability to decide where and under what conditions and how many short-term rentals should be allowed in our cities and county
Additional short-term rentals will contribute to our current workforce/affordable housing shortage by removing long-term rentals from the market.
Local elected officials are best positioned to evaluate the local situations and needs of their particular communities and the conditions needed for such housing to fit and be well-served within neighborhoods. Leave this decision local.
Short-term rentals throughout the state of Montana will transform our neighborhoods from quiet streets where neighbors help neighbors, to an ongoing stream of out-of-town visitors.
If everyone in Montana can own a short-term rental, houses zoned for STR’s will potentially lose some of their investment value.
