Whitefish Corridor Community Update

A Development By Ruis Texco, LLC

Whitefish City Council voted unanimously to approve a development that will bring 146 rental apartments to the north side of Whitefish, including 44 permanently deed-restricted units for people making between 60% and 80% of the area’s median income.

Called the Whitefish Corridor Community, the development will include a mix of one- and two-bedroom apartments, 30% of which, or 44 units, will be deed restricted for permanent affordability. The project will be located between Texas and Colorado Avenues north of Edgewood Place on 6.55 acres of land.

The proposed development is a project of Ruis Texco LLC, a company owned by Columbia Falls developer Mick Ruis.

After considerable research and discussion, FFRG has decided to support this project. Please read why we made this decision by clicking on the link below.

Ruis Texco LLC is requesting a Planned Unit Development (PUD) for a 146-unit multi-family development in seven (7) buildings.

The property is currently partially developed with several single-family homes and is zoned WR-4 (High Density Multi-Family Residential District) and WR-2 (Two-Family Residential District). The property is located at 105 Colorado Avenue, 709 Waverly, 60, 124, 136 and 152 Texas Avenue and can be legally described as Lot 1, Whitefish Cottages; Lots 1 & 2, Amended Lot 2 Whitefish Cottages; Lots 1A & 2, Linton Subdivision; Lot 2, Reeb Subdivision in S25 T30N R22W, P.M.M., Flathead County.

You are welcome to provide comments on the project. Comments can be in written or email format. The Whitefish Planning Board will hold a public hearing for the proposed project request on: Thursday, May 18, 2023
6:00 p.m. in Whitefish City Council Chambers, City Hall located at 418 E 2nd Street, Whitefish MT 59937.

The Whitefish Planning Board will make a recommendation to the City Council, who will then hold a public hearing and take final action on Monday, June 5, 2023 at 7:10 p.m., also in the Whitefish City Council Chambers.

We’ve looked into the following:

  • Can the existing infrastructure realistically support the proposed development in this neighborhood?
  • Is there adequate egress to accommodate the increased traffic at the intersection of Edgewood and Wisconsin?
  • Does the proposed project retain the community and character of the existing neighborhood?
  • Is Ruis Construction building responsibly?
